Upfront fees due annually and no customer service

My first home loan with ING and it will be my last. 40-60 minutes on hold every time I want to discuss a mortgage matter is unacceptable. The lender's orange advantage product requires a $299 fee to be paid on the loan anniversary every year. This is ripped from the mortgage account without warning and then I receive a phone call saying my loan account is in arrears and I need to "top it up". Cheap interest rates shouldn't equal poor policy and customer experience.
